The GL Hearn report openly details that the town centre is in decline, and has been for many years. It advises that the ratio of unoccupied retail outlets in the Town Center is above national average, and this appears to be a constent trend for Southend.

The report advises that it recognised that the building of a retail development at fossests farm would indeed remove footfall and spend from the high street. This is the reason that the club/sainsburys are offering a payment as a form of compensation for this.

My oppinion is that the council need to look at their rental structure, parking policy and overall investment in the retail element of the high street, as its seems to be neglected.



No wonder with the cost of parking, and the heavy handed wardens. Every time they have a free parking day, the High Street is mobbed.
 
there lays the conundrum. The retail park Ron will say will eventually happen won't happen in my view. I doubt the stadium will be built even if plans are passed but if it goes ahead we'll be left with a long term joke of a 3-sided ground.

Hate to say this, but a joke 3 sided stadium is better than no Club whatsoever, a situation of which we are facing if this goes against us !!!
 
It says they asked if he could prove the viability of the whole project but we couldnt do it in time. Not exactly reassuring if he cant demonstrate quickly that the project is fnanced.

I would love if they could put guarantees in to ensure the stadium is completed, not sure if thats even in their remit though.

My understanding is he has ben asked to prove why it is not viable with a 6 nillion payment, but is with 3.5m (o me as i said earlier this question is an obvious one so I am amazed that we are unable/unwilling to answer
 
I always find it helpful to get a fresh perspective on subjects, especially one as convoluted and important as this one. It is really nice of colonel saunders to take the time to sign up to Shrimperzone and give us the benefit of his insight, especially as he seems to have such a good knowledge of the opinions of the Royals owners, though his consistently negative expectations of the outcome of FF are a little depressing.

Thank you for that. I can fully understand why you would say I'm coming across as a depressent as regards my view on FF. Please believe me It is not anything at all against the Club . Of course I'd like to see everything that is being put forward but we are dealing with you know who. As I and others have repeatedly said he hasn't a personal bean to his name everything he has had is what's been given to him . Again as I have said I know of two councillors who are not on side with him at all but whether the majority are I don't know. Look at the people who he has stitched up , Tara Brady, Gary Lockett both walked away owed a substantial sum between them. Sainsburys have given him in the region of £8m and wheres that gone when that maybe could have funded the sweetener. I'm convinced the hotel and retail park is ******** frankly and as I said earlier I doubt the stadium will be built even if we have 2 or 3 sepearate go aheads down the line and we're left at best with a 3 sided ground which won't be supported. He can't fund the sweetener so how the hell is he going to fund the 4th side plus hotel plis the retail?? If it happens ( which it won't) the royals want more than the sweetener offered. When it does fail The Council's reputation with the Royals will be tarnished thru undermining them.

You sound like you want Ron to fail, just to be able to say "I told you so" !!!

Whether you like it or not, Ron is holding the plug in his hand to our life support machine and whether you like it or not, if the council dont allow him to plug it in, we are F**KED !!! & quite frankly anyone that then jumps on the band wagon of "we told you" whilst the Club is closed down, are in no way supporters !!!

If FF fails, we are dead, end of !!!

I do not buy into any of this AFC Southend, AFC Southend are not Southend United the footbal Club my dad has watched since the late 1960's, its not the same Southend United that my dad took me to watch in 1986 (going ever since) and is not the same Southend United that my nephew now watches, as 3rd generation, with my father and myself !!!

I support Southend United and we need to support WHATEVER keeps us alive ..........., if that means supporting the devil, to enable me to continue watching Southend United, then so beit, there have been players I hate, managers I hate and chairman that I have hated since 1986, but nonetheless, my support has been unwavering !!!
 
Southend's planners c*cked it all up years ago when they allowed a half-baked shopping centre like The Royals to be built in the first place. It was too small & couldn't attract people away from other new developments like Basildon's Eastgate or Lakeside. It left Southend with a new but small & inadequate shopping centre at one end, and a delapidated concrete mess (Victoria) at the other, with a too-long stretch of high street between them. As a shopping experience Southend is useless compared to Basildon (how embarrasing is that!), Chelmsford & even Colchester, let alone Lakeside. Any shops built at FF are hardly going to make it worse than the town planners have already allowed it to become. If the plans are rejected on account of it affecting the high street then its a complete farce in my eyes.
