Are the retail units built at the same time as the shiny 3 sided stadium, because if they aren't then we can build the stadium without giving the council a penny, according to the timeframe of payments above. Also, when can Sainsbury's build on RH?

That has been and still is my worry, he can build the 3 sided stadium and have us off Roots Hall for Sainsbury's to start, there was no mention about the 4th side needing to be built before RH was demolished unless that was part of the original plans I have missed.The council seemed only interested in the retail side of the plans and how quick they could get some money in.If of course we get just a 3 sided stadium built and he turns round and says sorry can't raise the finance for the retail units or the 4th stand we and the council are pooped.

This council want to sort out that half demolished building at the gas works before worrying about Ron. Now that is an ongoing disgrace to Southend. :angry:
i get it about the retail side and the council making a big and risky call but what is so bad about us only having a 3 sided stadium other than it will not be that popular, could we not carry the scheme later on a nd build the 4th side later on if ron were to move on and then the council would get the money later on. I thought Retail was phase 1 because we needed income from the retail part to contribute to stadium building? What it seems has been agreed today is that the phased payments that are linked to the retail build side have been shifted earlier i the process - which would fit with the idea of retail being early in the construction process too. That way, the Council get more of the money earlier, in return for it being a (much) lower amount than originally proposed.Retail is phase 2. After the 3 sides go up. So yes you are correct. The Council have gambled big time. Without the retail complex and 4th stand, the council will get nada.
At the same time Sainsbury can plough ahead with the RH development in tandem and open for business as soon as the 3 sided stadium is operational...
Huge huge gamble by the council. Let's hope it is beneficial for our football club. I still have my doubts.
