I doubt the plans will be called in by the Secretary of State again, the actual plans themselves have been passed before so there's no issue there. The only alterations were to the Section 106 agreement (plus the phasing but that was considered acceptable).
 
The Royals citing a judicial review would be stupid. They should look at their own problems first. High rent prices forcing business out and why didn't they make an uproar over the Council building a crossing beneath the bridge from the station to the plaza? That cost a lot of businesses.

Is it wrong to get hopeful?
 
Talk about long winded no wonder it takes so long to get anything done...They will agree to grant planning again providing RM agrees to the TCC changes they have now asked for.

1 mill when the first spade goes in on the retail units
.5 when the first unit opens.
1. mill when unit 6 or 50% of the total floor space is open.
.5 mill when the penultimate unit opens (this is so he does not just leave one unit empty)
.5 when the fourth stand is open.

No guarantees that will get any of the above monies needed by them but they will set a time limit of I think it is 3 years for completion.

So is that the whole project completed in 3 years, or just the 3 stands?

Retail is phase 2. After the 3 sides go up. So yes you are correct. The Council have gambled big time. Without the retail complex and 4th stand, the council will get nada.

At the same time Sainsbury can plough ahead with the RH development in tandem and open for business as soon as the 3 sided stadium is operational...

Huge huge gamble by the council. Let's hope it is beneficial for our football club. I still have my doubts.

Surely Ron gave his word that he wouldn't do anything so sneaky.
 
This council want to sort out that half demolished building at the gas works before worrying about Ron. Now that is an ongoing disgrace to Southend. :angry:

Funny enough that was on the agenda for today and the owner of the plot was there, it deferred as they did not have time to fit it in.

i get it about the retail side and the council making a big and risky call but what is so bad about us only having a 3 sided stadium other than it will not be that popular, could we not carry the scheme later on a nd build the 4th side later on if ron were to move on and then the council would get the money later on. I know that would be good for us and bad for the council but would that be how it works or have i got it completely wrong?

Why would this happen? He's a developer... he's not about to build something to house one tenant that can't afford to pay rent.

Sainsburys I'm sure (as well as other individuals and companies) are interested parties in the development and will want the success of the retail park. So will Ron.

Bloody hell guys, this is actually good news... we're still alive yet the mood almost seems to be one of disappointment! So many view this through the assumption that Ron is a crook and is shafting the club. He may be - but he also may not be. Take away that assumption and view the whole picture. It was Alan Alda who said “Begin challenging your own assumptions. Your assumptions are your windows on the world. Scrub them off every once in awhile, or the light won't come in.”

I thought Retail was phase 1 because we needed income from the retail part to contribute to stadium building? What it seems has been agreed today is that the phased payments that are linked to the retail build side have been shifted earlier i the process - which would fit with the idea of retail being early in the construction process too. That way, the Council get more of the money earlier, in return for it being a (much) lower amount than originally proposed.

Ron tried to save £3.75mil in December, and has seen that cut to £2.5mil today, but still not a bad days work. We also have a firm time frame set out now, dictated by the payments schedule.

One thing I'm surprised I've not read yet is that there's no penalty payment built into the scheme, whereby SUFC owe the council more money if the scheme is not completed by the deadline (3 years time)? That might have protected the Council a little more in terms of income streams and financial planning.
