When Ron says no one wants FF then he may be right if he demanding £15m for a field without clear PP for what they want.

Equally Ron will want top dollar or RH. Then there would be the huge extra cost of a rebuild instead of a new build at FF. Less income revenue long term whch is what Kimura have hinted interests them.

Plus you would still need a training ground. Is that extra?

Like I say unless they release more details we can only guess. I can't see why we can at least know what is for sale even if we don't know all the financial details.

The redevelopment of Roots Hall would be cheaper than delivering FF. It is all a question of expectations. If you apply the soft touch Portsmouth model, then it is light years away from the cost of a new build.
If the expectation is that you demolish every stand and build from scratch, then yes, that will be prohibitively expensive, but that isn't required.

Staying at a rebuilt Roots Hall would be amazing but why would Kimura do that?
It really depends on how fixated Ron is with delivering a stadium at FF. If that is a non-negotiable, then Kimura will either have to purchase the stadium outright or forever be a tenant under Ron's control.
RH, if on the table as anything other than a surety would allow them to spend considerably less on the stadium, and plough more resource in to the football side of the business - let's not forget that a large proportion of the revenue generated is influenced by our league position/status.
 
If I was a Southend fan redeveloping Roots Hall would be my choice, it has been your true home for so long like Layer Road is to me, for many it is the place your family have been going to for generations. The memories, the great victories, the heavy defeats, you/your kids 1st game there, maybe even where a loved ones ashes were scattered it all gets wiped out with a new stadium. Yes a new ground is great in some ways, but it is a long time before it ever really feels like home.

If there is genuine people waiting in the wings to buy the club. It can be sorted in 3-7 days, if you have the funding available. Literally!
Unless they need to do DD or the fit and proper test. DD is usually longer than a week isnt it? And the test takes 2 - 4 weeks or so it has been mentioned
 
What are you basing that valuation on?
Also, what is your basis for assuming that Fratton Park's land value is significantly less than that of RH - bear in mind Portsomouth is the most densely populated urban area in the Country, and there are few if any useful sites available for anything on the Island.

Just my estimate for what's likely to be the price.

Has Fratton got PP for 500 houses and how big is the total site?

Either way an expensive rebuild for land restricted Pompey will pay for itself with regular 20,000 plus crowds.....Not so for 6,000 NL Southend....The wild claims that 10,000 extra fans will suddenly appear and fill 16,000 seats if Ron goes are laughable. Even in L1 we will struggle to pass 10,000 on any regular basis.
 
Not only is real info thin on the ground but reliable rumours seem to have died down too. No one seems to have a clue, including RM, what’s going on or have a plan to get out of the mire in the few days available. The only comfort is Anna Firth saying work has been going on all weekend so someone is on the case and trying their best.
 
All of that would take time to explore and then set up and that’s something that SUFC doesn’t have.

There is an application for reserved matters lodged with the council that is on going those plans involve increasing the number of units on the FF site and even those are a way from being settled.

People understandably are focusing on the two sites but that is for another day the pressing issues are the NL requirements, the safety certificate and of course settling of the WUO
Yup and as of today we’re at Roots Hall and we have a ground to play in. It needs developing yes but at least it’s built. Who knows when Fossetts will and whatever revised plans need to go in can wait, if the stadium is removed from the equation.

Surely the fact we’ve tried and failed to move there for decades is a sign? I’d just be interested to hear how much Ron values the land and stadium at RH. He should knock off a bit at least for the state the stadium has been allowed to get into. Flats there might not quite as lucrative as before due to the economic situation. Again they need to be built.

I don’t give a **** about a shiny new stadium I want a team to watch.

I’ve said refurbishment of RH would by far be a more attractive option than a soul-less out of town development. Especially since the FF development reduced from being retail, bars and restaurants to being surrounded by a housing estate.

@Colchester and proud! - do you still miss the days at Layer Road?
 
The economy is in downturn and housing developers are already slowing the production down because lending affordability is a mess.

My guess is the whole FF dream is dead, a replay of 2008 for Ron. Personally, I don’t see any owner finding the money to buy us because lending costs too much. They’ll be paying off the debt, buying 1/2 a new team to be competitive in 2 weeks time (and counting!), paying for a new stadium or massive refurbishment…
