It always amazes me when people shop around for estate agents but then go to the first solicitor someone mentions or just the cheapest option. And they then complain about the legal fees whilst paying more for the unskilled labour of an estate agent.

Hopefully it all works out for you though Ricey and as you say don't go through it again for a very long time.

Does paying more for a solicitor you'd get a better service and/or speed the sale along though? If I was being defended for murder I'd want (but could never afford) the best, but for the mundanity of conveyencing?

Do you really need the very finest legal minds to buy a family home in Essex?

I imagine most of the work is done by semi skilled clerical staff and rubber stamped by some sort of Lionel Hutz style character.
 
Ha! I feel the pain. Been itching to move in to new house for a long time... It's all been a massive balls up all round, conveyancers, brokers, etc etc.
we're also having a painful house move experience. solicitors have been really frustrating
 
Really dreading the whole buying a house experience. Me and my other half should have our mortgage in principle this weekend and I think I may have been naïve in hoping we'd be in a place for the summer.

I thought it would all go quickly but it really hasn’t and the worst thing is once you’ve done all your bits you just sit there waiting. You’ll have a week where you hear nothing and it’s the most frustrating thing in the world. Hope you find the house you’re looking for, it took us ages.

Isn't this the third move in a short number of years?

Me and the Mrs are planning on remortgaging and getting some work done. She was talking about moving instead (we've been in our current house since 2016) and I quickly buried that idea!

Been in our current place coming up to 3 years. We're not relocating, just getting a bigger and nicer place. I work from home now so need a better home office situation.

IIRC the offer was accepted in March, contracts exchanged the 24th June (day after Brexit vote) and completed on the 5th July. So roughly 5 months end to end I think - but we were lucky it was chain free either side.

No reason to think it's not possible. It can be stressful and difficult (many times more so when you're buying AND selling), but our first purchase was pretty straight forward for instance, and even though solicitors have been a ballache, things with our current move have been relatively straight forward as well. If you're a first time buyer and bottom of the chain then in general you'll have the longest wait.
