Outside of the main big crimes, murder, child abuse, rape etc. This is up there with the worst of crimes and people don’t get punished enough for it so they continue to do it and think it’s ok.

I’m on leave, getting annoyed I’ve not completed on my house yet and just let off a little steam. Hopefully some good news will follow soon and I’ll flood the happy thread. But until then it’s grumpy Ricey.

Ha! I feel the pain. Been itching to move in to new house for a long time... It's all been a massive balls up all round, conveyancers, brokers, etc etc.

It’s my first and I don’t ever want to do it again. It probably doesn’t help I hate the house we are in and the area is ****.

I’m just waiting for solicitors to get their arse in gear with their last two enquiries. Apparently one they were waiting on an answer for they sent a while back so have had to send it again. It’s just annoying as the wife will now have to move in with her parents as the kids start school after Easter. I was hoping it would be wrapped up by then.

It’s annoying that there is nothing you can really do to push them along.

I know what you mean - problems with forms, resend, problem with form, resend earlier form! Gaaaah
 
Twice I've been told that a document NEEDED to be at a solicitors the next day when I moved. Once I drove to Northampton and delivered it in person, once I had it couriered over by bike to Oxford. Both times it didn't move the sale/purchase along any quicker.

oh they can do emails. they also have an app, but they dont update it, and the dates they give us are so vague as to be worthless.

I went for one that my mortgage advisor suggested. They’re in the same building as him and he said if they slack he can give them a kick. It’s saved a lot of time him being able to do that but not enough on certain other bits.

Which means they're getting a kick back.

As agents, we have several we recommend, it's a mutual arrangement. They give us probate recommendations because they know we're good, and we recommend them because we know they're good, and, if something needs pushing, we have that personal connection to be able to do so. We have, and do, drop recommended firms if they stop performing at the level we expect.

Whatever you're doing, don't ever go for one of the big conveyancing specialists recommended by the online agents, they are shocking, you can never get hold of anyone and they are people with little actual experience, just reading off scripts. Do your research, and I don't mean (Don't) Trust Pilot!

I chose one that was recommended by the housebuilder who has experience with new builds.

Bit late for you two, but for anyone else moving I'd suggest look elsewhere than your mortgage advisor/estate agent/housebuilder for recommendations for solicitors and instead shop around.

Definitely something I will do when I move again, which will not be for a very long time.

Do estate agents have 'relationships' with local builders and property developers?

Properties ripe for redevelopment as four/five bed detached houses seem to get purchased in South Benfleet almost before the previous OAP owner has vacated the premises.
