There seems to be some suggestions that the ownership of phase 1 (three sides) and the west stand will be different. Not sure why?

As I understood it, the plan was for the main stand to have a hotel at the back of it and so whoever owned it would be receiving the rental income from that. I further understood that Ron was keeping that one for himself and his family as that would provide his legacy. That's why I think it will be built as soon as possible.

Manchester City (£124m), Swansea (£27m+), West Ham (£486m), Hull (£40m+), Coventry (£113m) all have grounds that were either in part or completely financed by public funding.

Southend council are quibbling over a £2.5m (£6m v £3.5m) INCOMING payment?

Anyone else think that RM shouldn't be the only person in the cross hairs if this goes pear shaped?

F..K The new staduim it stinks, it looks stupid it will always be half empty if we make the championship, which wont happen for many years. will take southend at least 20 seasons to get to championship. We got to the mickey mouse cup final but failed in league2 again. Think about it, they not gona kill of southend high street for a 2nd division football team. I can honestly see southend playing in the ryman north div1 very soon sharing with canvey.:Worthy:

Agreed lets sit in our deliapidated stadium that has poor view, limited facitlies and generates us very little income. Loads of the top sides have stayed in there old grounds and done well so why cant we.

could this be the worrying news Bernie F, Chris P and James C were alluding too??

If that is 'all' it is - and I am not suggesting it isn't worrying - then I would have thought they could have said something more.

Maybe they have 'off the record' information from councillor(s), but I would have thought that any concerns over the planning application being passed could have been discussed in the public domain.

If the problem they are alluding to is not related to the Council's decision, they may be keeping stum so they can't be accused of having jeopardised the new stadium project by influincing the councillors' thoughts, bearing in mind the original comment suggested that whatever irregularity was said to have happened could result in the club's expulsion from the Football League. That doesn't sound like a planning related matter to me.

And on the other hand the journalists could be making it all up.

One way or t'other, it is going to be an interesting day/evening.

Are you Dagenham Kev?

My gut feeling is a deferral would be almost as bad as a refusal. I have a feeling "his" cash is going to run out soon, he can't keep treading water forever.

"Officers have invited the

applicant to provide a viability appraisal of the development in order to

demonstrate that the development is not viable as he has identified above, and

at what point it becomes unviable, so that the issue of the TCC can be

considered in that context. However, the applicant has failed to do so, stating

verbally that this would not be possible in the time available"?/QUOTE]

FFS why can't we answer that . Its an obvious question that they were going to ask, and we MUST know the answer . The answer we have given says to me that the development either IS VIABLE with a higher section 106 payment or we are totally incompetent--- oh hang on......

For me this is also a major factor....To make the revised offer he must have carried out calculations to prove the original offer was no longer feasable and needed to be reduced to the lesser amount. But he is seemingly not willing to share this with the Council. Whether to accept the revised proposal relies on the council, in part, trusting that the conditions will be met by SUFC / Ron and the Council paid. But how can you trust somebody who cannot provide calculations when asked proving that the development is not viable unless payments to them are reduced ?

To me it just smacks of a bit of wheeling and dealing and knicking a few quid off the council.....a bit like a game of Poker. Would you as a councellor trust dealing with somebody like that ?

Also do we actually know how much revenue the club actually brings into the town ?

Ive thought about it, and its nonsense.

They already agreed to the stadium and the retail park.

As for the stadium being half empty, Roots Hall is well under half empty now, at least in Fossetts we will have nice seats and a better view. I would still be overjoyed about the plans if it wasnt for the 3 sides.

Agreed lets sit in our deliapidated stadium that has poor view, limited facitlies and generates us very little income. Loads of the top sides have stayed in there old grounds and done well so why cant we.

Exactly, Look At Brighton, they built a new stadium and now look at them, non-league.

Getting a new stadium is exactly what the club needs, however its the fact its being developed by people who dont seem to have the resources to do so thats the issue.

If the economy was different I could see the Council holding out for the full amount but as this last offer comes with the backing and warning from Sainsburys I can see the council accepting that this is the best offer and agree.
If a three sided stadium is built then other retailers in the town will benefit from the increased fan base coming in to the area to see Southend play.
My glass is way more than half full and my glasses have very rose coloured lenses today but I am feed up with feeling so bloody negative.

my guess is the Council will be as bored with this as we all are and would want to get some action rather than words. I expect some out of meeting horse trading and resolution one way or the other. Doubt it will be deferred but might be wrong. What additional information will be forthcoming from a deferment? One positive I can see is the Council will not want to give the message to developers in general that Southend is a place where business is NOT done.

I suspect the Council may want the timescales of the TCC payments changed and brought forward a bit. To have the majority of it linked to the completion of the retail arm and 4th stand is risky from their point of view. They may also want further clarification on where the finances are coming from to complete the full project and a more tight timescale for completion. All these things they clearly mention in the Directors report I posted earlier in the thread.

I am expecting a deferral. I would be shocked if they were passed today, after reading said report. But then again they are just the thoughts of one man. A cluster of councillors will be voting today (no doubt with the elections and the sight of 30,000 at Wembley fresh in their memory) so anything can happen.
