Planning Updates- All The Latest Details. 28/03/2022

Yawn.

I'm sure you've built many stadiums and housing estates in that past.
I have never built a stadium in my lifetime . That situation is likely to be the case in respect of everyone reading this thread . But I always say you are never too old to learn . I make that point because we may need to get stuck in and build the Fossetts arena ourselves in the same way as the fans of AFC Wimbledon did . Its a super stadium and well done to them for making a dream become reality . If that should happen with us I look forward to you helping me and all the other enthusiastic stadium builders bring the project to fruition.,

We have at least one member that builds football stadiums for a living.

This is supposed to be where homes England come in with the £30m financing. I have no idea though if that is a done deal or has been withdrawn
Yes , that was what was supposed to have happened . The Delivery Strategy went out with all the planning documents to the October 2021 Development Control Committee . It said that the £30m loan was expected to be paid over by 30th November. But the important point is that this document was not written by anyone from the Council . It was written by someone representing the applicant . Unfortunately , it was all just wishful thinking. So , it is not so much a case of a loan being withdrawn but rather one of a loan never being offered to anyone in the first place . The prospects look grim indeed and I believe we should forget about a main stadium start anytime in this calendar year . My problem is that whenever I report any bad news on here everyone gets all cross and angry about the situation . The more sensible course of action is to ask the club for an official statement on the topic . The project is a huge one and perhaps our caring fans should now just step forward and offer to help Ron with it .He has got a lot on his plate to deal with at the moment and I hope his health will hold out. Simple kindness to others in distress means a lot here .Sadly , some people don't see things that way .

Excellent. That person could be really useful to us . His experience of the real thing is just what we need.
You never know there might be some other people amongst our support groups who have architect , engineering, legal skills and suchlike that have worked on some big arena builds. I think there could be resources here that are hidden and untapped .

Surely the Council, prior to approving the plans, would have pored over this, applied DD and checked with Homes England that the £30m loan to finance the relocation of the football club to a new 3 sided stadium was in place.

I thought they had a meeting about how the deal was to be financed, i.e. the money from Homes England was actually theirs and they agreed in a meeting it would be "handed over" to SUFC to kick start the whole process.

Here's a couple of articles:

SUFC

Echo

Both of which quote councillor Ian Gilbert so it's not as if they're not aware, or that it hasn't/won't be paid. Here's another:

Construction Enquirer

Given what has gone on before on this thread I'm loathed to say it, but it does seem a certain Ghost is trying to cause problems where (for once) there actually isn't. Only time will tell, mind you.

You make it sound like someone has just made up that homes England will lend money. They were definitely in talks, as of last Nov a formal agreement had not been made, but then we didn't have planning permission. I don't know the current status of this.

Why should we believe you that financing is proving problematic? I'm not saying you're wrong, I simply don't know, the same as probably 99.9% supporters

My understanding is that there were informal agreements, if anything got formalised I don't know - but I'm going back 4 months or so.

More to the point, I would imagine that luxury housing would produce a lower revenue than what is planned. You may get more per property, but there would be far fewer properties. Moreover, why would anyone want a "luxury" residence there? It wouldn't make sense given the surroundings.
Let me clarify the word '' luxury '' for you and exactly how luxurious I am suggesting they should be . Right next to the Blues stadium there is a Weston Homes development ( I think there are about 90 or so mostly 1- bedroom or 2- bedroom flats ) . Anyway , they are situated where Prospects College used to be . They are stunning homes and the catalogue describes them as luxury but probably exaggerates to some extent , That is the standard I am talking about so if WH just continued across the stadium site that would be just fine . Whether they would want to do that I don't know - perhaps we should just ask them. Obviously, we need competitive tendering to drive up the price of the site so we maximise our ( Rons ) sale proceeds . Also , if Weston Homes were involved they might agree to pay for naming rights at Fossetts , That could be £2m new income ( to the club )over a 10 year period . I believe that is the sum they currently pay in respect of their sponsorship of the Peterborough stadium .However, I agree with you that the surroundings are not that great .

All I ever hear is things are agreed, green light an comments from the council etc.

Then I come on here and it's as if nothing has changed.

No word from the club and no information as to how or when the new stadium will ever get started.

It's literally the most long drawn out saga
We’ve already mentioned a few times that there’s a 6 week period to get through after 24th February - so 7th April. After that, to the best of any of our knowledge, there really will be nothing stopping spades in the ground. Why the club continue to keep schtum is anyones guess, but there should be news after the 7th. Let’s hope so. It all seems good we just need to be patient a little while longer.

Take a crumb of comfort from all of this. Since FF was first mooted in all likelihood more Blues fans have been born than died. When the move from Roots Hall was first mooted the Berlin Wall still existed. **** me I was still at school I think.

Thanks for the detailed response.

Fingers crossed

I wonder if the war is causing problems. I notice the people building the Queensway development have asked for an extension because of the scarcity of building materials due to the war.

I would imagine ron doesnt have the money. Or whoever is building it doesnt have the cash.

Just a reminder the joint partners in the build are the Dellals. No-one knows what they are worth now- "Black Jack" Dellal was allegedly worth over £4bn when he died a decade ago. I believe his son Alex is the other director with Ron's son in the company created for the project.

Ron said in the last zoom call his son has no interest in being part of this project ?
