Cherry Orchard or Warners Bridge locations being near the airport would be ok places
 
Seem to remember at the same time of the Garon Park application by Vic a suggestion was made on land which backed the western approaches estate only to be shot down by residents who didn't want that sort of development next to their back gardens.Glad to see that they got their wish and back on a KFC drive through and petrol station now .

But it is the cheapest petrol station in the area....and I'm a fan of the southern fried chicken on offer at KFC..so no complaints here :-)
 
Whilst I appreciate this is a perfect-World 'all sites are equally obtainable' exercise, there are two critical considerations to bear in mind when trying to create a shortlist of candidates for a feasibility study.
Firstly, the availability and perceived value of that site to an owner/developer. Sites like Queensway are out of the question because they have such a high potential value to a developer for retail or residential. Leisure developments really require low value / problem sites which would otherwise be difficult to shift, and/or have been designated within the local plan for that use type.
Secondly, the designation of the land within the Local Development Framework (they may have renamed this document in recent years) - most plots of land seemingly sitting around doing nothing/serving no useful purpose currently, will have some target use identified, whether that be for industrial/resi/retail or leisure. That will instantly rule out some sites, particularly if it is high on the residential list, as housing targets trump everything in local Government.

Realistically, there are few sites other than FF available, and I think even the most ardent fan of FF (if there exist any) will admit that this was never a good location.

Ergo, my view has always been that we should try and redevelop Roots Hall - it has just taken being dragged through one man's fairy-tale wonderland for 25 years to realise that...

It has been a lot longer than 25 years. Sainsbury's are before Ron arrived and remember Uncle Vic to basildon. Bobby Moore and Sutton road and before that the Rubins with a new West stand.

If anyone takes a drive round places like Rotherham you tick of endless empty sites but our city has very few options. Travel by road is the big problem, no chance of ring roads etc. So it is essential to be near a train station. Within walking distance of both main lines is even more essential looking at future restrictions planned by politicians.

Cherry Orchard and Len Forge are complete non starters because of transport. As is Queensway because no councillor would have the balls or the vision to agree it.

There is of course no guarantee the same councillors will agree to a rebuild of RH and as we dont know who the new owners are or what there plans are.......FF is not completely dead yet.

The Queensway development that flopped, that's not owned by a Southend businessman is it?? He could be one of the mystery 5! :Hilarious:

I'm joking obviously but if he was we could potentially build on that and sell RH
 
Details from the Southend Standard 1919:

Apart from the finance the major problem was a ground to play on, “good old” Roots Hall” was no longer available and now little more than a vegetable patch. The council keen to keep the club going came up with options for pitches at either Southchurch Park or Chalkwall Park, but while these were being debated a deal was being agreed with an American businessman Clifton Jay Morehouse for a one year lease (with an option for a second year) on the pitch at the Kursaal Ground.
 
Anyone know the story of the large piece of farmland on the south side of the London Road that acts as a natural border between Leigh and Hadleigh. That would be ideal size wise.
owned by the salvation army, part of the salvation army colony and farm (takes in most f the land round there)
 
As city centres are pretty much obsolete why not knock down / convert the royals into a city centre stadium? Great rail links and in the heart of the city
 
Its footprint is also not much bigger than a 5-a-side pitch. How is a 21k / 16k seater stadium + concessions + function space etc, etc, going to fit?
Simple, use the carpark, all the buildings around it and build a stadium on that 'block'

It's very unlikely to happen, in fact it's a flight of fancy but it would be an ideal location.

Perhaps more reasonable is to take the Liverpool approach and buy up the houses around roots hall as they become available then expand, those blocks of flats behind the south stand would be the first to go
