lets get this pizza shop shut down

I know that pushing people around to make way for a larger project, whether it be for a motorway, airport or supermarket is an unpalatable but necessary action. I don't know the fine details of the negotiations but understand that all the other required purchases have been agreed. I hope that these final two can be sorted out rapidly and correctly........if not amicably.

So you'd hold the same view if it was your house that needed to be bought so a project that you've got no interest in can be completed?
 
This is someone's home and livelihood we're talking about. I know I'll be shouted down but I don't want the Club bullying someone into submission. I live in this area, this is my community and I don't like these comments.


Haha, think about what you just said, if you cared about the area you would want these shops gone asap. How many jobs do you think will be created by the new staduim and shops etc.
 
You know, it's amazing isn't it? SUFC fans have been moaning their heads off about a lack of information coming out of the club to do with finances and the redevelopment, and then, when what is a fairly facetious little article comes out which is actually informative, we've still got dissenters! (Not having a pop Lynn!)

As people keep commenting - Ron Martin is damned if he does and damned if he doesn't!

The article is clearly a message to fans not to use the two outlets concerned. Yes, it's true that this is their livelihoods but it's not as if there aren't other similar suitable properties in the neighbourhood. Pay them off and let them open up elsewhere - we MUST have the new stadium and that's dependant 100% on Sainsburys getting what they want at Roots Hall.

Normally when people are obstructive it's cos they have an attachment to where they are, that's not true in this case.
 
Christ, what kind of club are we? RM, you will probably will succeed in forcing him to sell up now you've got the whole of Southend blaming some bloke who owns a pizza place for holding up the move to FF. Were you bullied at school or something?
 
I think it's fair game. This is hardly prime real estate that we're talking about and at a time in which there is a record amount of empty retail space in the Borough these two shops shouldn't stand in the way of progress.

Don't get me wrong, I am all for moving ground but this media witch-hunt that RM (and Tilson too although I reckon he was told to do it) is doing is pretty distasteful in my view. Evil property magnate forcing people to sell up, it's quite sad really.

Certainly leaves an unpleasant taste in the mouth (perhaps the pizzas do too); if I were the Pizza Man I think I'd put my price up after that. CPOs can take ages.
 
Look I'm ready for a barage of red here, but not to worry. Some of the comments here are really out of the ordinary for some people on here.

How many threads are there in the Pub section complaining about State interference in our everyday lives, the use of bully-boy tactics, etc, etc - most of which are full of replies from people complaining that it's going on. Yet, suddenly, because it's to do with our football club most people are claiming that all's fair in love and war.

I want a new stadium as much as the next person but, come on, this is getting silly. Who on earth do we think we are to try and force these businesses out of their property? So what if there's lots of other places they could go to. So what if we *think* they're being obstructive (bear in mind, none of us actually know what they've been offered.....). Personally, I even find the fact the council are prepared to use CPO's more than a little offensive. Again, putting that in perspective, the council are quite happy to use CPO's to get a new football stadium (which, lets face it, isn't exactly going to make or break the local economy if it does or doesn't go ahead) yet shy away from doing so in order to improve the flow of traffic through/around various junctions to make getting in and out of town during rush hour a hell of a lot easier.

Again, putting that another way, if they were your homes instead of just random businesses how many of you would be quite happy to move? I know I flipping well wouldn't. I would find the use of these bullying tactics wrong in any other circumstances so I'm not going to condone them just because I have a vested interest in the result.

I'd have had much more sympathy had it been some of the people who live in the flats which are being demolished, or the fella who owned the trophy shop down there who had been there for 20 years. But it isn't. In the past 15 years that pizza shop must have changed hands half a dozen time and the current owner has his choice of alternative locations anywhere in the Borough. I'm finding it very difficult to have any sympathy.

Pizza shops make most of their money from collections or deliveries so it shouldnt matter where they are based, within reason. If they have been offered a fair price + legal costs + a small addition then they should be prepared to move on, unless they are trying to hold the club to ransom. Have the club offered this sum? We don't know.

CPOs are tough, but if we ever want to get big projects underway they are necessary. Its the threat of the CPO which means the small shops cannot hold big business to ransom and prevent progress. I'm not a thatcherite, but a realist.
 
I'm astounded by some of the posts on here deriding the article and the way in which the club have gone about things, then again, saying that it's more or less the same people that always have a bad thing to say about RM and his actions so I shouldn't really be that surprised. This is just another club he's given them to beat him about the head with.

The question has been asked 'would you want to move if it was your home or business'..........YES, I would. If someone offered me 25% to 30% above market value for my place I'd rip their arm off and be gone before you could say double pepperoni on that please.

At the outset a valuation of his business would have been done. That would have been about 18 months ago, or there abouts. Since then as time has gone on I would imagine subsequent valuations would have been carried out as the property market has fluctuated and he would have at all times been offered what the business is actually worth plus a substantial percentage on top of that to make it 'worth his while' to move on. Do any of you really think that all the other businesses would have sold up and agreed terms if those terms weren't substantially beneficial to them both in terms of price and incentives? No is the answer to that. Now you have to ask yourself why is it that just these two are holding out? In my opinion it's greed, nothing more, nothing less, that's what. His lawyers know exactly what's at stake. They know that any potential CPO being forced on them is pretty much a non starter considering the time it takes to enforce. They are playing hard ball for one reason and one reason only.........to get as much as they possibly can out of R H Ltd because they know they can. They'll also know that should a CPO be enforced they will only get the current market value so playing hard ball has enormous financial risks involved.

Why anyone on here would feel pity for them is totally beyond me. Our club NEEDS, indeed MUST have it's new stadium and I personally don't care how R H Ltd and RM go about getting it (within legal boundaries of coarse)

The sooner they move out, either voluntarily or by being forced, the better.

Exactly right. The fact that the club have singled this place out tells you something about the guy who owns the place ie he's a bit bloody minded and isn't going to go quietly. What do the club hope to achieve by doing this? If I was in his shoes I would be upping my asking price by quite a considerable amount just to give the club a bloody nose.
 
This is so easy to sort out.. Put the number on here - everyone take it in turns to put in a bogus delivery order! Send them round to Col U fans houses :). If they don't deliver that far then any West Ham fans living in the Southend area will do.. :) DONE!
