Would validate what I've heard about Morrisons and Rank Casino...

Yep. Those were always the likely tenants and this re-submission confirms that...At a guess I would say that Morrisons said they wanted a bit more space and the plans have been amended as such.

To be honest I'm just happy the actual stadium design remains unchanged. For now anyway!...

Forgive me for being ignorant, but does this mean we have to re-apply for planning permission? How long will this delay the project that is never l;ooking like starting?

Not sure. Hopefully someone can confirm...

Looks like they have applied for a Scoping Opinion, which I think is basically the club asking for what information should be included in an EIA (Environmental Impact Assessment) this helps speed the process along.

I think as the application has already been granted. These minor adjustments to the revised plans should be pushed through quickly. But ultimately will delay the whole project further.

sherif is usually the man with the answers on these matters

It shouldn't take too long. It will go to committee of course but will probably be heard within six weeks. A scoping opinion isn't actually a full application though, it's just the club sounding out the council about what the council's requirements are and what they can get away with.
A new, full planning application will have to be submitted after the scoping opinion has come back, but if it is just minor changes, and the original design has already been approved, it should be straightforward. I only hope the new Government hasn't put in some nasty new planning guidelines to trip us up.
I would suggest that, with the previous application close to expiry, this may be Ron's way of extending that permission.

did you see the bit on the indoor accademy of 3600square meters. Surely this is good news and says a lot about the direction the club wants to go in ?

from the last paragraph

‘As you are aware we are working to very tight timescales on this project due to the Clubs need to commence development as soon as possible and we would therefore appreciate any informal feedback or a formal responses that you are able to provide in advance of the expiry of the scoping period’

if you look through all the sections of that you can see the pdf plans of the revised look. the bottom end of the retail park is a different shape and the road at the north east look different and probably more adjestments that i haven't noticed

To qualify for Academy status, a football Club now needs to have a full-size indoor training pitch - it is a recent pre-requisite.

The indoor pitches aren't difficult or expensive to construct either... They dont have to be G3 pitches and the Ipswich Town indoor facility is nothing more than Astroturf covered by a thick tent.

Minor thing, but the revised plans have Stanley Bragg Architects stamps. Is this a new name on the scene or have I missed something? They're a Colchester based Architecture firm who, aside from renovating Pier Hill, seem to have a wealth of experience residing over leisure/retail developments.

Roots Hall Ltd are listed as a client.
