To be fair, I think that might be because there's several (3 I think) threads all on the one topic, and yes, I was responsible for one of them.

It sounds like we just need to sort out the issue of the ransom strip, but I am sure some sort of arrangement will be reached. Any developer holding onto that piece of land is not going to get very far by holding the Club to ransom (literally!), given the limited alternative use.

The Echo (as ever) is slightly misleading as it appears to say that we have yet to reach agreement with "those" land owners. If we were not to agree a deal, would the council serve a CPO or would we have to redesign the stadium?

The Echo website has now been updated, and confirms that

"The football club have agreed a deal over the scheme's major stumbling block, a strip of land alongside the Boots and Laces training ground, which is owned by Southend Estates."

IIRC, Ron Martin has said before that he had contractors already lined up and it was just a case of getting the permission to begin. I reckon we'll have no problem being on site in September.
 
Great news, anyone know when work will actually start?

I maintain my stance that it would be unusual for a contractor to sign up to a project like this without knowing the full risks (i.e. costs involved), and that would have involved knowing the full value of the work attributable to the outstanding planning conditions.

If this is to be a typical Design and Build type contract (where the contractor takes all risk for design, and the works start on site before the detail design is fully complete) then the contractor would want to know the likely costs as accurately as possible in order to effectively not sell themselves short and lose money on the job.

If you were the contractor , would the possibility of criminal charges being brought against RM in the not too distant future have any bearing on the matter ??

Depends where exactly the funds are coming from. If there are guarunteed funds then a Contractor won't care less....if there is an undue risk in tendering, then they will weight their price accordingly.
 
Ron Martin is a property developer.. I would hazard a guess he knows what he is doing in this matter.. first game will be a full house and we will lose terribly.. thats almost gauranteed!
