Quote[/b] (glasgowsufc @ June 07 2006,14:09)]Can't see Tesco's wanting to build a store with a mile or so of another one of their premises.  Doesn't mean the Sainsburys rumour might not be true though, although I still reckon it will need to fulfil some form of residential development to get past the DofEnv
I know I've been away a while but is there not also a Sainsbury's within a mile of Roots Hall at the top of the High St?
Yep, in between Pizza Express and Ali Baba's!

Yes,

in the London road, been there some while now and , size wise, is a little dated. hence the comment about expanding their presence. basically they are keen to match Tesco, Waitrose, Asda.

I think it was decided at a Public Inquiry some time ago that there were too many supermarkets in the area - I remember being at the Inquiry when Vic Jobson gave his evidence ! I would very much doubt if policies have changed much since or that a supermarket chain would pay a large some of money in advance of even submitting a planning application. If anything was to be built on the site, it would more likely be residential

Good point, however access to the store in Southend must be worse.

Haven't you had this signature for a long time now? Surely new toy should be here soon?

Quote[/b] (General Easterly @ June 07 2006,15:17)]Because of the contamination, it is my understanding (from a former Environmental Health Officer who opposed Jobsons plans to put on pop concerts) that Roots Hall CANNOT be built on - easily, and would certainly cost many millions to clean up to a level acceptable for anything other than commercial usage.
Anywhere is easily built on these days flood plains, rubbish tip sites etc.

Times have changed since Jobson's day property prices as you know have gone through the roof. Take the old Gas Works site on the seafront for example. For years it was not cost effective to clear the highly contanimated land (more contanimated than Roots Hall) and build housing. But look now and a mixture of houses & flats have nearly been completed.

I also heard the rumour that Roots Hall has been sold, but they were not sure who to.
Didn't sound very reliable at the time, but who knows.

I heard that Roots Hall has been sold as well. Actually thats b******s, just like this stupid thread. Get some facts from reliable sources then start scaremongering.

In other news, the entire England squad has expressed a wish to play for Southend United next season.

Slow news day.

Going back to the thread, this ones a non-starter. The land is specifically marked up as mixed residential use, thus meaning any commercial development would be promptly rejected. Believe me, my company made enquiries a year or so ago!
