Was the Prospects car park and gates shut yeasterday because of this or was it because we were expexting a small crowd?

I can't believe all this chat about Prospects holdings things up. Sainsbury's have a CPO, this means they can buy the site whenever they want, regardless of what Prospects say... End of!

Sainsburys dont thave the CPO as you put it so its not the end of it

Yes they do, and will invoke it when needed. Same as the other shops...

No they dont, unless you have some information the rest of us dont have..

CPO's would be issued by the council and have not been issued or would be made public.

The shops have not been resolved either.

You can't agree a purchase with the seller, pull out of the deal by defaulting on the terms and then go back to the Council and expect them to grant a CPO !

I don't think you understand how a CPO works. I'm not an expert in them but I believe you only successfully use one if the owner is not willing to sell at any price. The council is unlikely to see this as the case since Prospects were willing to sell until the deal fell through. Again I'm not an expert so if I've got anything wrong there then I apologise

what about the ransom strip is that still owned by the consortium near to the entrace to prospects college??
have sainsbury bought that??

For anyone in any doubt you only need to google Southend United / CPO to see the many stories published by the detailing the council have agreed to CPO's. Yes, the club first have to try and agree a price together first, but if they can't we simply have the option to invoke the CPO.

There's no evidence they won't be able to agree a price - if prospects refuse to sell, it's simply a case if invoking the CPO.

Is this factual !?

The consortium are confirmed to have bought a piece of land ? Can you link to source ?

The only CPO I can find relates to Victoria avenue, the flats and shops. Not the college.

http://minutes.southend.gov.uk/akssouthend/images/att18452.doc

There is a section at the bottom that does refer to the college :

"3. That the Council be recommended that in the event that the purchaser is unable to obtain vacant possession by negotiation (as intended) of any of the land within the Roots Hall area for which planning permission is granted, then the Council will authorise the use of compulsory purchase powers to do so, in order to bring about the regeneration of the Roots Hall site and to help facilitate the new Stadium development at Fossetts Farm and the regeneration benefits this will bring for the Town: Provided no recommendation is made at the present time to use such powers in connection with the Prospects site fronting Fairfax Drive, since the Club and Prospects have already entered into an option arrangement."

This specifically states that there is no CPO in relation to the Prospects site but can no doubt be acquired when needed :

(ii) finalise the details of any CPO that needs to be made, including the properties or interests that need to be acquired, pursuant to 3 above.

So we dont just have a CPO we can 'hand in', there will be hurdles to be dealt with yet.
