How vital is Rochford's nod?

Great news people...I'm as excited as the next man. However how vital are the decisions regarding the future of the Roots Hall site and Rochford's decision over the training pitches and car park?

Personally I cant see there being many probs regarding the Roots Hall plot as its in a prime location but I know nothing about planning or construction whatsoever lol!

However should Rochford refuse the training facilities what effect does this have? Can we not build the stadium as planned and relocate the training pitches to another site? I know this is easier said than done but I dont want to get this excited only to get let down. It'll be like that feeling when you go mental after we score only to see the lino with his flag up!

Training pitches can be put anywhere on brown belt land. Refusal will not stop the development.

I seriously doubt it will be refused anyways. The planners report is just a recommendation, that's all.

Just to reiterate: Ron Martin said that both proposals (stadium / training pitches & car park) were "inextricably linked" and the development could not go ahead without the backing of both Southend and Rochford councils.

What this means, I don't know. But it's not going to be a stress free day tomorrow, is it?

Just like the provisions imposed by SBC today I believe that they are too, things that can be set aside pending further discussions and agreements.

No Mike it's certainly not but I think that maybe Ron was perhaps over emphasising that point to put a little pressure on SBC.

Dont SBC have the power to overrule Rochford anyway even if they reject the car park/training facilities

Why would they ? They are seperate councils.

I appreciate Xabia's caution but Id be shocked if it was stopped by Rochford.

The scale of what was agreed today completely overshadows the work on Rochfords area.

Ron Martin has known of this recommendation to refuse and will hopefully know what needs to be done to resolve it.

After all we were told last week that Southend were recommended to refuse....

Because Southend as a borough incorporates Rochford district?..

Well they were the ones who originally came out in the papers supporting the project, but since theres a report recommending refusal.

In all honesty had proceedings today ment that no decision was made then Rochford imo would have lot more lean way to decline the proposal, but with a full 13 council members backing the project, to deny a proposal that has such heavy backing is extremley hard.

Surprised nobody mentioned the decision to refuse the redevelopment of Roots Hall - could this not have implications for the funding of the new ground?

When did that happen - I must of missed that. Although Roots Hall was mentioned I thought there was a separate meeting after the main one for that part

Not according to Ron today

I have been getting some good natured stick on here for saying all along today was a rubber stamping day !!!! I'm tempted to say I TOLD YOU SO !! but that would be silly !! However with regard to Rochford D.C. ... well I'll put my neck on the block again and say that the ink pad in Rayleigh is being opened as we speak . If Rochford say "no" then RM will say he will appeal , which would mean it being referred to John Prescotts office , this would be VERY expensive in legal costs to defend even to the point of bankruptcy so they would back down before it got to that which in turn means they will say YES tomorrow .

Personally think the plans for Roots Hall need toning down and not surprised they were deferred.

7 storey buildings in Southend ? No thanks!

What Id like to know is how much of the money from all these flats goes to Southend United and how much to Ron's company ?

I assume that not all the money raised from the project will go into the club (which I wouldnt have an issue with anyway, without their backing we would have got no-where)

I certainly doubted you, and still think you had a lucky guess!

Hope your 'instincts' are correct for tomorrow!
