Question Building Work on the Roots Hall Site

As you look at the East Stand, on the left there is a plot of land that started to be developed last year (or was it 2022) as part of the development under Ratty; today I walked past it on my way to the Club Shop and saw that after ages of nothing happening, there seemed to be some works going on.

Does anyone know what is going to be built here and is it part of the "Roots Hall Limited" property that is going to be transferred to "POSU Limited" under the new consortium.

Just discussing this on another thread...

Unless I am going mad (very possible) I am sure I saw a planning application for this plot from a private developer, detailing proposals for some flats. It certainly wasn't Ron or any of the Consortium behind it.

25-27 Roots Hall Avenue I think it is (marked in yellow below) that has planning granted for these flats. That was granted back in 2021 though and nothing major has happened since (until now) so perhaps there's an opportunity for the Consortium to do a deal on this parcel of land, which is the closest piece to the South East corner of the stadium and I imagine would be very useful to have in our control as part of POSU.

Perhaps the Consortium have already done a deal?... That or the developer behind the plans is now finally pressing ahead with the flats build, which would be a shame and what would of been a very useful (especially in terms of an East stand rebuild) bit of land for the club, gobbled up.

Might be out of date, but suggests planning permission for 3 storey residential building. Interesting boundary document though

They were late in paying their Community Infrastructure Levy and the council sent them a demand plus interest. Looks like they are finally putting spades in the ground. A picture of the flats is on their website.

Lets hope the occupants don't moan about being next to a Football Ground like that moron

As per any property firm there is a mass of associated companies with Icon Range , the one called Icon Range Roots ltd looks interesting

Interesting that Homes England are involved and have a charge.
 
There is going to be absolutely beautiful views from all sides of those flats. 🙄
 
Hair & sons had it up for Auction in 2020 with a comment that the adjacent football ground is subject to relocation and redevelopment
