Any builders out there or those in the know give me some advice on the above?

Musty smell and black marks on the wall in one bedroom where I think water is getting in through the roof (has a seperate roof rather than connected to the main one fortunately). Not to mention the room is bloody freezing as it's exposed on 3 sides.

Fairly small room and roof, anyone have any idea of how much it'd cost to fix before it does some serious damage?

I've just got in to work after meeting a roofer to provide a final quote for a similar job!

Is it a flat roof, external wall?

Our problem is moisture getting into the chimney stack, which is either because of missing pointing or failed lead flashings. We're also having a small flat roof above our kitchen replaced because originally it wasn't done properly because wooden facias were used which have rotted and moisture is getting in.

We're spending a grand to get several problems fixed in one go (2 long days work requiring scaffolding).
 
Do you have a hydroponic cannabis farm in the loft above the room?

If so check your growing tank for leaks.

Hopefully it won't be a major deal. Try and take a day off or morning off and get as many roofers/builders around to take a look. They'll help you work out what the problem is before tackling what to do about it and how much it'll cost.
 
I just had some pretty major work done to repair damage on a pretty big flat roof and above an external dormer which cost £700 in total so you should hopefully be looking at less than that.

Could be condensation MK,maybe a little heat in the room might do the trick.
 
When looking for a builder choose the one with the least dried egg yolk on his top.
