Good news for Stadium...

This is the Echo being on the ball again as I though Waitrose objections were withdrawn last week. They have also just reported the Trust presentation which was Thursday!

As to Waitrose, I wonder what objections there were regarding Waitrose when it was built.

Bet traffic/parking etc were the things that were raised in objection.

it was car-parking/traffic issues... as mentioned in the article. waitrose were worried their customers would be squeezed out of the carpark on matchdays
 
Old news, but it does give a slightly clearer view on the cost of building. £43m for the stadium and £9.4m for the hotel, with only £13m coming from the sale of the Hall.
I know Ron's got all the finance and figures worked out but the defecit (some £60m) between figures quoted is quite unnerving.

13 million from roots Hall doesnt sound enough to me, 225 flats at 150k is 33 million sale price. Obviously you have to build them and have related costs but thats not even counting the Sainsburys.

Whats going to happen to Mr Sales Appliances, he has 3 shops, wonder how much he will get....
 
One little point, it talks about Cuckoo corner etc but surely the biggest problem on the A127 is from the Weir to Progress Road? Shouldn't they be looking to do something there as well?
 
Couple of things caught my attention with this article.

Firstly, interesting to read that sale of RH will come to 13.5 million. Can't be that there are many clubs in the bottom two divisions with a ground that valueable (also explains why we seem to attract property development chairman!) With an asset like that it's easy to see why we're able to sustain a 2million quid debt.

The other thing is the cost of the new ground and neighbouring development - 75 million of which 43 million goes into the cost of the new ground. I think this is both a good and a bad thing. It means that Ron Martin has eyes on a sustained presense in the Championship and for this to be viable he must have earmarked transfer funds to do this, but if it doesn't work out then we're going to have an empty stadium which straddles the club with a debt that that could turn out to be a monkey on our back.

Whilst I think the new stadium is a good thing I'm quite happy that the plans have been referred to the government - on the face of it it sounds like the best thing to happen to the club and the town in years but if the proposal isn't sound and they reject it it will be because it wasn't in the best interests of the club or Southend.

Dont entirely agree with that train of thought, your concern is that the stadium will prove to be a strain on the club (which itself is a valid point) but I dont think thats what the inquiry is about.

Its about the whole development and whether it fits in with the governments policy of large new developments.

The proposal surely wont be rejected on the basis of being in the best interests of the club but if it doesnt fit in with the town or goes wildly against the governements policies including traffic/green belt etc.

I cant see the reason it being rejected because the inspector thinks it will be a financial strain on the club in the future or the ground will be empty.

The question is the development suitable for the town and location and I really cant see any reason why not other than traffic issues on match day, which you get at Roots Hall anyway.

Simple solution. Do what every other superstore in the country who are located near to a football ground do. Have a maximum of one and a half to two hours parking before getting clamped. This gives ample time for customers to get their daily-weekly shop and deters football fans from parking there.

yep... precisely the solution. waitrose dropped their opposition because a solution has been found which is probably along these lines.

Plus Waitrose will get increased custom on match days and also non-match days as more people venture to the surrounding retail outlets.

IIRC from reading about it, Southend have agreed for a pay and display system to be installed in the car park which will prevent matchday parking.
 
Temple Farm Ind Estate is only 10 mins walk away. Probably find that a lot of the firms based there will charge £3-£4 to park in their car parks on match days. Whether the guys taking the money dressed in their white coats are bona-fide employees of the relevant companies is another matter!!!.

I've just started a new thread in the Fossetts Farm section where I've posted my letter to the planning people. Why don't we all do the same? Then if there's anyone out there who's struggling for something to write they can get an idea of what others are saying? It could help swell the numbers of letters they get.... as long as we take care not to do any cutting and pasting!!!

Come on guys and girls!! Let's get this stadium thing passed!!!!
